We are seeking to Purchase a new Property.    You may have an interesting and promising land/property for sale.
Sale or JV: We are ready. And wish to proceed forwards with the purchase or JV. We mention JV, as in some countries foreign ownership of land is not allowed, or is a very complicated and long process. So we do the JV.  The owner gets paid the full price of the land. So it does not matter if it is a Sale or JV. In JV the Landowner also remain the  owner of the land and still we pay the full price of the land. In addition the Landowners are also paid 51% income of the hotel, as major owner. And we build at our full cost the hotel resort in JV. Actually in JV, the owner gets more than in a straight sale. We are ready for both the Sale or JV.

Property transaction are big . We will need to develop personal contacts/relationship
with you and the Seller.   Hope we do some business.
On receiving your property details. We will send you the following documents :
1. Signature authorization of a Senior Director of the company to Purchase and to sign the Purchase or JV docs.
2. Photo ID/Passport of a Senior Director of the company.
3. Letter of Interest/Intent (LOI) of the company.

To proceed ahead with the deal, we need:
4. Similar ownership letters and Photo ID of the Land/Property owners showing their interest in the sale/JV of the land.  Given below is the Sample Form. (Please include the required docs.) We understand your concerns regarding sending the ownership form. However there are a lot of Agents who present the lands without actually having contact and commitment from the real landowners. As such We do not want to waste our and your time.  Unless you actually and actively represent the landowner. That is why, we need the  Ownership form, showing  the  owner's interest in the sale/JV of his land.
In case the land/property is company owned, then please send documents verifying the company ownership of the property. Company registration documents and the Photo ID of the directors owning the major shares.
It is OK for the original Land deed to be in Local language. However, you must include the English translation of the Title Deed.

Please avoid sending documents and info in bits and pieces, or as attachments. Some of legal documents may be oversized, and your downloads may not open. Or we may not be able to print. Or the prints are unreadable and very poor in quality. To avoid delays or rejection of your offer in such a happening.
Our suggestion is: Kindly arrange, label and line up all the documents in a  complete package in a neat, complete, and orderly file. The document print quality must be readable. Then express post the complete package to us.  On receiving we will  proceed ahead, and present your file at the Board meeting.  We need your support in doing our due diligence on your land and ownership. The purchase will get delayed or rejected if all the requested  legal ownership documents are not received.  
If possible, please provide the contact info of the Government organization with whom your land is registered with.  Please Provide:
1.   Name of the Organization,
2.   Full Street address,
3.   Landline Phone numbers, Fax numbers,
4.   Email addresses,
5.   File and Registration number of your Land/property,
6.   Name of the Department and Officer(s) in charge of your land registration file.
In case the above department does not verify or respond, then You may need to provide us with proof and verification of your registration of your land with the appropriate Govt. department.
Provided you are serious, and send  the above documents.  On receiving all the  documents, I will present your land offer deal to the Board. For their decision. I will try my best to get your offer approved. And inform you of our decision within a week.  We will move swiftly to ensure a speedy transaction and acquisition of the land.
Once all your documents are received, verified, and the purchase or JV approved by the Board. Then we can fly to meet you for the payment and the signing ceremony and to complete the process for our legal status, purchase or JV, Registration and transfer of the property. All Checks and payments, on behalf of the property will be made and issued by us and paid to the Owners only, against receipt. Please send copy of the Photo ID of the owners. In the meantime, let us know what other details you or the owners need from our side.
